The three questions every seller asks
- What’s it really worth? We price from recent sales and the homes competing with yours in your colonia. Priced right, a home sells sooner and for more; priced high, it sits.
- What will I owe in taxes? We go over ISR and your documents with you and your notario before you list, so there are no surprises at closing.
- Who can I trust with it?Your agent is backed by our 6 senior brokers, with roughly 90 years of experience between them, and a team of 24, from the first price to the notario’s signature.
Tell us about your home
It takes a minute. No obligation: you decide after you hear the number.
How it works
- Free price consultation — Your agent sees the home, studies the market and gives you an honest price range.
- Paperwork — Title review and the listing agreement, explained in plain language.
- Photos and exposure — Professional photos, then our website (about 7,500 page views a day), the San Miguel MLS and partner agencies.
- Showings and offers — We screen buyers, run the showings and negotiate for you, with a senior broker behind your agent.
- Closing — We work with your notario until the deed is signed.

Seller questions
How do you set the asking price?
From recent sales of similar homes in your colonia and what is on the market today. You get a range and the reasoning behind it; the final price is always your decision.
How does ISR work when a foreigner sells?
The notario calculates and withholds the capital-gains tax (ISR) at closing. Exemptions and deductions can lower it, for example receipts for improvements, or an exemption if you are a Mexican tax resident selling your home. We help you gather the documents early, and your notario or accountant confirms the figures.
What is your commission?
It is set out in the listing agreement before you sign anything, and your agent goes over it with you in the free consultation, so you know exactly what you will net.
Can I sell while living abroad?
Yes, and it is common in San Miguel. With a power of attorney (poder notarial) you can sign from abroad, while we handle the showings and keep you updated by WhatsApp, email or video call.
